Looking back is always useful in gleaning
lessons for the future, so we’ve included a
feature celebrating the past dozen years
of investing (p22). We track the property
cycle, the gimmicks and the gurus and get
wisdom from those experts who have ridden
the wave.
Not only is it important to look back
for lessons, it’s also critical to know how
to predict future trends. In our feature on
the changing population of New Zealand
(p28) we look at population projections
and discover who your future tenants will
be and how you can strategise to cater to
the new market. Our population is ageing
significantly, there’s an influx of immigrants
and the family unit is changing. Lifemark
general manager Geoff Penrose sums
up one of the biggest changes to come:
“By 2020 one in three adults will be a
grandparent.” It’s a bit of a scary revelation,
but it’s important to be informed. If you can
begin to look at your future tenants’ needs
now, you will be well ahead of the game.

magazine.
Naturally, when you hit a milestone like
this, you begin reflecting on the past dozen
years of property investment (since our
beginnings in 2004) and wonder what
the investors who have been part of our
magazine have been through.
To get a feel for their collective experience
I rang many subjects of our early profiles –
those who were at the height of their game
in 2004 – not knowing the Global Financial
Crisis lurked just around the corner. I was
blown away by the conversations I had with
these investors and how willing they were
to expose the lessons they had learned,
oftentimes the hard way. Some had fallen
from great heights and had lost it all, while
others went to extreme lengths to hold onto
their investments.
