WE ARE NEARING THE END
of the wet,
sunny and windy season yet there are few
signs of the housing market’s usual Spring
pick-up. House prices are still growing,
but not anywhere near the rate they were
in recent months and many commentators
are putting this down to the Reserve Bank’s
recent loan-to-value restrictions (LVRs)
placed on investor lending.
A drop-off in auction clearance rates,
open home attendees and loan application
rates has been felt, especially in the larger
centres. Yet despite evidence of a cooling
market, commentators appear to agree it
won’t last long, particularly in Auckland
where continuing supply-side issues are
driving price increases.
In fact, some seem to have already
forgotten the new LVRS and are now
focusing their sights on the next big hurdle:
debt-to-income ratios. The Reserve Bank
is currently investigating how they might
apply these restrictions in New Zealand’s
lending environment – a good reason to
examine current opportunities for investors
who’ve given up their day jobs in pursuit of
a growing portfolio.
